To enable an orderly transition for those roommates on a month-to-month lease agreement, when one or more rooms become available, the roommate currently residing at 251 with the highest seniority, in terms of the highest cumulative duration of stay in their current lease agreement and any prior consecutive lease agreements, gets first choice as to which room they want to relocate into.  If he or she declines, then the roommate currently residing at 251 with the next highest seniority is offered the available room(s).  This continues until all roommates currently residing at 251 have been offered the available room(s).  Only then is the offer extended to a prospective roommate not currently residing at 251.

$450 security deposit is due upon signing a rental agreement. The entire amount is refunded to you after your rental agreement is terminated and no damages are assessed.

Effective May 1, 2020, the month-to-month room rate is $18 per day, with the entire month's rent due on the first day of each month for that month's rent.  Partial months, based upon your move-in and move-out dates, are prorated at the same daily rate.

Dorm Room Rental Option:

Since the Dorm Room has 2 twin sized [bunk] beds, 2 people could occupy this room. You, as primary person, could split the monthly rent with a secondary person [paying $275 each]. In this rental option, the primary person is solely responsible for locating, and retaining, a compatible secondary person to share the Dorm Room.

The room rental agreement is written naming only one primary person, who is responsible for the full security deposit [$450] and the full monthly rent payment [$550]. In the event the secondary person vacates the room, then the primary person is still responsible for making the full monthly rent payment [$550]. Should the primary person vacate the room and the secondary person decide to stay, then a new rental agreement would be written with the secondary person now becoming the primary person responsible for the full security deposit [$450] and the full monthly rent payment [$550].

Scenarios.
You want to live in an affordable room in a beautiful home and you have a budget? Then here are some scenarios. Which one is best for you?
  • Scenario 1: You pay $450 security deposit + $550 per month. Dorm Room is not shared. You are the Primary renter of the Dorm Room. You have the Dorm Room all to yourself.

  • Scenario 2: You pay $450 security deposit + $450 per month. Dorm Room is not shared. You are the Primary renter of the Dorm Room. Your effective rate for renting the Dorm Room could be $550 - $100 referral fee = $450 per month including all utilities and wireless internet access. The incentive plan compensates anyone [this would be someone you know] who refers to Mark an individual [which could be you] who rents a room at "251". The compensation, or referral, fee paid monthly by check to the referrer is $100 per month or $25 per week for partial months for the entire duration of the tenant's [your] stay.

  • Scenario 3: You pay $450 security deposit + $275 per month. Dorm Room is shared. You are the Primary renter of the Dorm Room. If you locate someone to share the room with you, then your effective rate for renting the Dorm Room could be half of $550, or $275, per month including all utilities and wireless internet access. You would still be obligated to pay the $450 security deposit which is refunded to you when you vacate, provided no damages are assessed.

  • Scenario 4: You pay $450 security deposit + $175 per month. Dorm Room is shared. You are the Primary renter of the Dorm Room. You locate someone to share the room with you and either a) someone refers you to Mark, in which case they collect the monthly $100 referral fee or b) you refer to Mark someone who signs a month-to-month lease agreement to rent a room, in which case you collect the monthly $100 referral fee. Your effective rate for renting the Dorm Room could be $550 - $100 referral fee = $450 - $275 (your roommate's share) = $175 per month including all utilities and wireless internet access.

  • Scenario 5: You pay $175 per month. Dorm Room is shared. You are the Secondary renter of the Dorm Room. If you locate someone who agrees to be the Primary renter of the Dorm Room, then they are responsible for the entire $450 security deposit. Your share of the room rent would be $275 less the $100 per month referral fee paid to you for the duration of the Primary renter's stay.

  • Scenario 6: You earn $100 per month. You could earn $100 per month, for the entire duration of their stay, by referring to Mark someone who rents an available room on a month-to-month basis. You'd also be given priority when any room becomes available at 251. Maybe whomever is occupying the Dorm Room could let you stay there with them without you having to pay anything to them for the privilege of staying in the Dorm Room with them. :)

The two story Charleston style home, painted white with black shutters, is located at:

The home is one of nine already constructed in a new subdivision in "The Avenues" of Cayce, SC. Two more new homes are planned to be built soon, which will complete this subdivision.

At this location Naples Avenue is a cul-de-sac, the road privately owned by the builder. So, you won't be able to locate this cul-de-sac via Yahoo Maps, Google Maps, Mapquest or others.

A.2. Standing on N Ave at the entrance to the Cayce American Legion Memorial Post 130 turn 90 degrees to your right. From where you are standing you will see the back of "251", a white house with a wood rear deck.

A.3. Proceed toward the intersection of Jessamine St. and N Ave.

A.4. Go to B.4. below.


B. If you are navigating without a GPS unit:

B.1. Start at the intersection of Knox Abbott Drive and Axtell Drive (Southern First Bank is on the Northeast corner and a Shell station is on the Northwest corner).

B.2. Follow the signs to the Cayce Riverwalk by going one-half mile south on Axtell Drive until it intersects with Jessamine Street.

B.3. Proceed less than 50 feet onto Jessamine Street. You'll see a sign "N Ave" (which indicates Naples Avenue) on your right in the intersection of 5 streets (Jessamine St., Axtell Dr. and N Ave). Take the first left onto this entrance road to the Cayce Riverwalk.

B.4. On your left is a sign that reads "Cayce Riverwalk". You'll see brick fencing on both sides of this road. Proceed 200 feet and take the first right into the subdivision.

No Pet(s) Policy

We do not accommodate pets. So, be assured no live animals, other than humans, are living with you.

If you're interested in animals, however, the world reknowned Columbia Riverbanks Zoo and Garden is a great place to visit.

Parking

A 2 car parking pad is in front of the house. One space is available for the occupant(s) of the Master Bedroom Suite and one space is available for the occupant(s) of the Guest Room.

The developer of Parkside Cottages community, who owns the private Naples Avenue cul-de-sac, requests no street parking on Naples Avenue, on the South side of the house. Towing is enforced! :(

Vehicles that cannot be accommodated by the driveway pad, may park their vehicle facing East toward the Cayce Riverwalk entrance on the lower level Cayce Riverwalk access road "N Ave" on the side opposite the sidewalk.

Another option for guests is to park their vehicle on the lower level only of the American Legion parking lot nearby.

Incentive for Referring a Qualified Roommate

In an effort to attract and retain qualified roommates, the owner of 251 Naples Avenue is offering an incentive for anyone who directly refers a qualified roommate, who signs a month-to-month rental lease agreement to rent a room at 251 Naples Avenue.

Here's how it works:

1. You send me an email to markbruemmer@ yahoo.com that contains the name, email address and telephone number of the person, other than yourself, you're referring to me. It would be best if you have the email address of the person you're referring as a cc: in your email to me.

I'm seeking either a Professional, a University Graduate Student or a Military Officer who is a non-smoker and respectful of property and considerate of others.

2. Depending upon room availability and after I've interviewed that person and we have a mutual match, then that person signs a month-to-month room rental lease agreement to occupy a room at 251 Naples Avenue.

3. You provide me the name and mailing address to which I send you a $100.00 check for each full month (or $25.00 for each full week) that person occupies the room at 251 Naples Avenue.

4. Referral fee payments for the prior month's lease are mailed to you shortly after the monthly room rental fees are collected from the tenant at the first of each month.

Please note that payments are for direct referrals only. For example, if you referred Tom to me and Tom signs a lease agreement, then you would receive the monthly referral fee. However, if you referred Jim to me who then refers Mary to me. If Mary signs a lease agreement, then Jim collects the monthly referral fee.

The Avenues of Cayce, SC Neighborhood and Nearby Columbia, SC


The house is located one quarter mile from the entrance to the Cayce Riverwalk.

Nearby, across Jessamine Street to the Northwest is State Street Park, containing several baseball diamonds and a playground maintained by the Lexington County Park District.

One half mile away is Guignard Park, "The Jewel of Cayce".

Maintaining a clean home enables better living for all.

Here are some ways we can all keep the house clean and attractive.

Vacuum Cleaner:

A vacuum cleaner is available in the laundry room for our use.

Cleaning Supplies:

1) Hand soap dispensers are available for our use underneath the kitchen sink.

2) Pine Sol and Windex, or something similar, is available for our use underneath the kitchen sink.

3) Paper towels are available on the top shelf of the metal shelves in the kitchen.

Laundry Room:

1) Toilet paper in bulk is available for our use.

2) Broom(s), dust pan, wet mop(s) and mop bucket is available for our use.

3) Paper towels are available in the Laundry Room for our use.

4) Large 39 gallon black plastic trash bags are available in the Laundry Room for our use.

Bathrooms:

1) Metal trash cans are in each bathroom. Please line with a plastic grocery bag and empty regularly.

2) Toilet paper, purchased in bulk, is available for our use in a box in the laundry room. Please replace empty rolls.

3) Aerosol air fresheners are available for our use on the toilet tank top and underneath the kitchen sink.

4) A toilet bowl brush is in the hallway bath upstairs and the half bath downstairs for our use.

5) Automatic toilet bowl cleanser tabs are in each toilet tank and underneath the kitchen sink.

Kitchen:

1) Dishes: Please avoid letting dirty dishes pile up in the sink. If you use a dish, glass, utensil, pot or pan, then you are responsible for cleaning it. Thanks.

2) Dishwashing soap is available for our use at the sink.

3) Dishwasher detergent is available for our use in the cabinet underneath the kitchen sink.

4) Plastic grocery bags are kept in the laundry room.

5) A metal kitchen size trash can is where all non-organic garbage, and organic refuse that cannot be run through the sink disposal, goes. When this trash can fills up, please tie the bag and place it in the outside green trash bin near the back deck. Kitchen size trash bags are available for our use on the bottom shelf of the metal shelving in the kitchen.

Recycling:

1) Here's a listing of what types of recyclable items are accepted/unaccepted.

2) Please rinse items before placing them in the blue recycling bin on the back deck.

3) Please make sure the window screen covers the blue recycling bin so items don't scatter in the wind.

4) Please be helpful in making sure the blue recycling bin is curbside on the day (Fridays) the recycling is scheduled to be picked up.

Trash:

1) Kitchen size trash bags are available for our use on the bottom shelf of the metal shelving in the kitchen.

2) Here's a link to the Cayce Trash Pick Up Schedule. It would be most helpful if you ensured the green trash bin and recycling bin on the back deck is placed in front of the house near the mailbox on the designated trash pick up days, Tuesday and Friday (Summer Schedule), and Friday only (non-Summer Schedule). After trash pick up, making sure the bins are placed near and on the back deck is most appreciated.

Master Bedroom Bathroom:

If you occupy the Master Bedroom Suite, then you are responsible for cleaning the Master Bedroom Bathroom. Your consideration in keeping it clean is much appreciated.


Summarizing the cleaning supplies Mark provides:

1) Broom, dust pan, mop, mop bucket, toilet bowl brush.
2) Pine Sol (or similar), dishwaher detergent, dishwashing liquid, hand soap and Windex(or similar).
3) Toilet paper purchased in bulk.
4) Paper towels purchased in bulk.
5) Aerosol air freshener sprays, scented night lights, air deoderizers.
6) Toilet bowl cleaner automatic flush tabs.
7) Baking soda deoderizer for refrigerator.
8) Plastic tall kitchen garbage bags and 39 gallon black plastic bags.


Please notify Mark via email if any of these supplies are nearing depletion.

Mark does not supply:

1) Laundry detergent.
2) Fabric softener.
3) Bleach.
4) Bar soap.
5) Personal toiletry items (ie: toothpaste, shampoo, hair conditioner, underarm deoderant, shaving cream, razors, Q-tips, etc.).
6) Spray starch for ironing.

Wednesday Night Cleaning Tradition

The house cleaning tradition, suggested by Greg, encourages everyone to participate in a once a week house cleaning.

Here's how it works:

One person volunteers to make or buy a dinner to be shared with all other house guests. Others may contribute to the meal, also. The person preparing the meal is responsible for cleaning the kitchen after the meal. All others then clean the dining room, living room, carpets downstairs and upstairs, bathrooms and stairwell.

Following are the tasks to be performed:

Kitchen:

__ Wash dishes, pots, pans, glasses, utensils, etc. by hand or place in dishwasher

__ Wipe down countertops (use bleach and water solution)

__ Wipe down refrigerator

__ Wipe down knobs and handles

__ Sweep floor

__ Mop floor

Dining Room:

__ Dust and clean table and chairs with furniture polish

__ Dust blinds

__ Vacuum carpet

__ Sweep floor

Living Room:

__ Dust blinds

__ Vacuum carpet

__ Sweep floor

Bathrooms:

__ Replace towels with clean towels

__ Wipe down mirrors w/Windex

__ Wipe down vanity, sink, plumbing fixtures with Tub & Tile Cleaner

__ Wipe down toilet with Tub & Tile Cleaner

__ Clean inside of toilet with pinesol using a toilet brush

__ Wipe down tub and shower with Tub & Tile Cleaner

__ Remove trash

__ Sweep floor

__ Mop floor

Stairwell:

Each guest is responsible for cleaning their own room on a regular basis.

Being Green

There are many ways in which guests are encouraged to be environmentally friendly. Here is a partial list.

Lights

With the exception of the Outdoor lights, which are kept on for safety at night, the lights should be turned off when not in use.

Where practical LED or CFL light bulbs should be used to reduce energy consumption.


Thermostat Settings

There are 2 heat pumps, one for the downstairs common area and one for the upstairs.

When you are home, please set the thermostat temperature to what is comfortable for you.

Before leaving the house, and when no one else is there, then set the thermostat temperature on both floors to the "default setting".

When no one is on a floor, for example at night when everyone is upstairs, then set the thermostat temperature on the vacant floor to the "default setting".

Default Setting:

Please set the Fan setting to "Auto". Otherwise, if set to "On" the fan operates continuously.

During warm and hot days when air conditioning is appropriate, the thermostat may be set to "Cool" and the temperature set to 80 degrees. This keeps some air circulating on hot days.

On warm days, the ceiling fans may be used and/or the windows opened to let cooler outside air in.

During cool and cold days when heat is appropriate, the thermostat may be set to "Heat" and the temperature set to 50 degrees. This is so that plumbing pipes don't freeze.

Recycling

Be sure to place recyclables in the recycling bin for weekly pick up.

Inclement Weather

In the event of inclement weather, such as hurricanes, flooding, etc, following are some safety precautions and procedures.
  • From the balcony, front deck and back deck bring inside the house any tables, chairs, coolers, recycling bin and anything that could become airborne during high winds.
  • Lash the green trash bin to the back deck with rope, twine or wire.
  • Make sure you have sufficient food and water provisions that will last days, perhaps weeks, without electricity.
  • Have flashlights and batteries available.
  • Before evacuating, freeze a cup of water, place a quarter on top and place it in the freezer.  Upon returning if the quarter has fallen to the bottom, then the power has been off long enough to warrant the food inside the refrigerator as spoiled and must be thrown out.  If not, then depending upon how far down the quarter has fallen it is a subjective decision made by housemates as to whether the food is still good.
In the event of a power outage, contact South Carolina Gas and Electric (SCE&G) at 1-888-333-4465 to report an outage and to receive a status update.

Checklist Before Leaving the House

Here are some reminders before you leave the house:

1. Turn off appliances (ie: stove top burners, oven, coffee pot, etc).

2. Turn off all lights. If it is nighttime and you are the last person to leave, please turn on the floodlight on the second floor in the front of the house and the porch light on in the front of the house.

3. If you are the last person to leave, set the thermostats on both floors to the default temperature settings.

4. If you are the last person to leave, make sure all windows are closed and the blinds closed.

5. Make sure you have your house key with you.

6. Make sure both the top dead bolt lock and the bottom lock on both the front door and the back door are locked.

Vacating Your Room

You've had a nice stay at "251" and you've decided it's now time to move on.

When vacating your room, please make sure you have:

  • removed all of your personal items from the room and the house

  • cleaned the room thoroughly (ie: dusted and wiped down furniture, vacuumed carpet)

  • taken down any pictures or other items of yours on the walls

  • patched any holes in the walls

  • washed the sheets (you should have 2 full sets of sheets) and leave the folded sheets on the bed

  • accounted for all items that were in the room upon checking into your room (a checklist of items belonging to "251" in your room is provided)

  • had Mark, or his designee, inspect the room for any damages

  • collected your security deposit, provided no damages are assessed, or a portion thereof depending upon the damage assessment

  • informed the US Post Office of your change of address. You may do this online at http://www.usps.com/moversguide
In the kitchen on pantry shelves or in the refrigerator if there are any food items you have that you do not want to take with you, then ask your roommates if they want them.  If you have no takers, then you must either remove these food items or throw them away.
